FAQ

Click on the links below to see the answers to some of the questions we most often hear. Please do not hesitate to contact us if you would like further information. Or you can ask us a question right here on our website!

Can I hang seasonal decorations, such as Christmas lights or wreaths?

Yes. We encourage you to personalize your suite with your own decorations

Am I required to sign a lease?

No. You will be required to sign a Tenancy Agreement, which outlines the accommodation and service package they have selected. The agreement is on a month-to-month basis, which allows maximum flexibility for changing options.

Is the deposit refundable?

Yes. Your deposit reserves your suite. It is placed in a non-interest-bearing account and is applied to the first month’s rent when you move in. Should your plans change before that date, the deposit less $100.00 is refundable.

Will my rent increase?

Yes. Managing rate increases against often-increasing operating expenses is a difficult balancing act, which we undergo every year. We will do our best to keep increases to a minimum while maintaining our high standard of services.

Can I paint, wallpaper, hang my pictures on the wall, and put up my own draperies?

Yes. Your suite is your home—we encourage you to make it comfortable and add your own personal touches. When you move in you will find your suite painted and equipped with window coverings in neutral tones. You may, at your own cost and within reason, paint walls, apply wallpaper, install draperies, and hang pictures to personalize the suite as you like. Our maintenance staff will be happy to assist you in hanging pictures and mirrors.

Who looks after general suite maintenance? Who will change my light bulbs?

Maintenance personnel are available for odd repairs and jobs of this nature. There is no cost for routine suite maintenance or repairs.

Can I smoke in my suite or in the dining room?

No. For the health and comfort of residents and staff, Orchard View Living Centre is a smoke-free building.

Can I control the heating in my suite?

Yes. We understand that not everyone feels comfortable at the same temperature, so each suite is equipped with its own heating system. You can vary the room temperature to suit your own comfort.

Can I cook in my suite?

Some suites are equipped with kitchenette areas where you can keep a toaster, microwave, coffee maker, etc., to make light meals and snacks.

Can I have overnight guests? Where would they stay?

Yes. We will have a few single cots available on a first-come first-served basis, to allow residents to occasionally have guests stay overnight in their suites. Or your guests may wish to take advantage of the Preferred Guest rates the Orchard View Living Centre receive at the local hotel.

Where would my guest eat?

Your guests are welcome to dine with you in the dining room. Advanced reservations are required and the charges can be added to your monthly account or your guests may pay for their meal as they leave.

Can visitors join activities? Can “outside” friends join trips and activities?

Yes. Visitors and friends are welcome to participate in the activity programs. We believe in the saying “the more, the merrier,” and we encourage the full use of the building’s amenities. Some activities outside the residence may require pre-booking and payment in advance, such as for theatrical or musical events. Kindly note that space on trips and activities are offered to residents first.

When I am sick, will food be brought to my suite?

Yes. We offer complimentary in-suite meal service should you become ill, available through the nursing department. If, for convenience sake, you wish to enjoy meals in your suite, a nominal fee will apply.

Can my special diet be accommodated?

Yes. We can accommodate most therapeutic diets, including diabetic, low-sodium, and renal. As a general rule, our chefs are careful to ensure all meal selections are nutritionally balanced and residents can choose daily from a varied and health conscious menu.
